The Reality

Sound familiar?

These are the situations we help Dayton customers solve every week.

  • You called four contractors and none of them wanted a job this small
  • The bathroom door has not latched properly since you moved in
  • There is a hole in the drywall behind where the door handle hits
  • The TV mount and the closet shelf have been leaning in the garage for a year
  • Your parents need grab bars installed and you cannot get over there to do it

The Punch List

Bring the whole list. Most visits knock out six to ten items in a morning, which is far cheaper than paying a trip charge four separate times for four separate trades.

The Difference

Why the Miami Valley calls Ladder and Latch.

01

We Take Small Jobs

A forty minute repair is a real job here, not an inconvenience. Most of our work is the list other contractors are too busy for, and we schedule it in the same week.

02

The Price Is Set Before We Start

Marcus walks the list, quotes it flat, and that is the number on the invoice. No clock running while someone drives to the hardware store.

03

One Person, Every Visit

The same person shows up each time, learns your house, and remembers that the upstairs bath has the odd shutoff. Repeat customers text a photo and get a price back.

04

We Say When It Needs a Licensed Trade

Panel work, gas lines, and repiping need an electrician or a plumber, and we will tell you that rather than take the money. We keep a short list of people we would use at our own house.

Common Questions

You probably want to know.

How do you charge?+

Most work is flat rate, quoted after we see the list. Common jobs have set prices: a TV mount is $145, a standard interior door rehang is $180, and a drywall patch and paint is $165. For a mixed list we quote the whole visit at once, which is almost always cheaper than item by item. There is no trip charge inside Dayton, Kettering, Beavercreek, and Centerville.

Is there a minimum job size?+

Our minimum visit is $125, which covers roughly the first hour. If you only have one small thing, it is worth waiting until you have a few and doing them in one trip, and we will happily tell you that on the phone rather than sending someone out for a fifteen minute job. Regular customers save up a list and book us every few months.

What jobs will you not do?+

Anything that needs a licensed trade: electrical panel and service work, gas line work, water heater replacement, sewer lines, roofing beyond a small repair, and structural changes. We also do not do jobs that need a permit pulled by a licensed contractor. We will look at it, tell you plainly what it needs, and point you at someone who does that work properly.

Are you insured?+

Yes, we carry general liability coverage and can send a certificate before the visit if your HOA, condo board, or property manager requires one. Ohio does not license handyman work statewide, but it does draw lines around the licensed trades and around job size, and we work well inside those lines. Ask and we will explain exactly where a job falls.

How soon can you come out?+

Usually within the same week, and often within two or three days for smaller lists. Urgent items like a door that will not lock or a running toilet get moved up. We give you a two hour arrival window rather than a whole day, and you get a text when we are on the way, because sitting home waiting is its own kind of expensive.

Send us the list.

Text photos of what needs doing and we will quote it flat, then book a morning that works. Most lists are finished in one visit.
