Real comparative market analysis. I look at homes that actually sold (not what they listed for) within the last 90 days, within a quarter mile, with similar size, condition, and features. Then I adjust for differences. You see the comp sheet — no black-box pricing.
What does it cost to work with you?+
For sellers, my fee is built into the transaction and we discuss it openly upfront. For buyers, my fee is typically paid by the seller’s side at closing. Either way, you see every number in writing before we sign anything.
How fast can you sell my home?+
My listings average 12 days on market with a 98% list-to-sale ratio. Pricing right, professional photo and video, broad marketing, and pre-listing prep all matter. We can talk through your specific home on a free strategy call.
