How much does pressure washing cost?+
A standard single-story house wash runs $225 to $350 depending on size and access, and two-story homes are $325 to $525. A typical two-car driveway is $110 to $175, and decks are quoted by square footage. Roof soft washing is priced separately by pitch and area. Bundling the house, driveway, and walks in one visit is cheaper than booking them separately.
Will pressure washing damage my siding?+
High pressure absolutely can, which is why we do not use it on siding. Vinyl and painted surfaces get a soft wash: low pressure plus a cleaning solution that does the work chemically. High pressure can crack vinyl, strip paint, and force water behind panels where it stays wet. If someone quotes you a house wash and talks about how much pressure their machine makes, that is a warning sign.
How often should a house be washed?+
Most Kansas homes look best on a yearly or every-other-year cycle, and north-facing walls under trees need it more often because they stay damp and grow algae. Concrete usually goes two to three years between cleanings unless you park under a tree. If you can see green tint or dark streaking from the curb, it is time regardless of the calendar.
Do you need my water and power?+
We use your outside spigot for water, which adds very little to a water bill, and we bring our own power. If your spigot has poor flow or is not working, tell us in advance and we will bring a tank. Please make sure windows are closed and pets are in before we arrive, and we will handle covering plants and outdoor furniture ourselves.
Can you get oil stains out of concrete?+
Usually we can lighten them a lot, and often remove them entirely if they are recent, using a degreaser and hot water rather than more pressure. Old oil that has soaked deep into the slab may leave a shadow, and rust from fertilizer or a metal planter needs a different treatment altogether. We will look at the stain and tell you honestly what to expect before you pay for it.
